192.168.5.15
is the address on SLIRP interface on the internal QEMU network; it has never been routable from the host. You will need to run with "admin access" to create a VMNET interface that provides a bridged (or host) interface, that is routable.

Note that "admin access" used to be the default, but no longer is, as most people don't need it.

Yes that is what got me into this trouble 😓

So after a factory reset it will now be turned off
One problem with "admin access" it that you will be asked for your password after each reboot of the machine because macOS deletes
/var/run
on boot.
But if you want a routable IP address, then admin access is required
Many people seem to be fine with just port forwarding to the host
